4-28-15 PB Meeting

802 OCEAN AVENUE

To Residents and Property Owners: The Portland Planning Board will hold a workshop to consider a plan by OBO Hawthorn Development, LLC. for a proposed zoning map amendment with accompanying text amendments to the Residential R-5A zone. The applicant is seeking to extinguish the current C-34 Contract Zone for the site and to zone 10.17 acres of the site to R-5A and 8.16 acres to Recreation Open Space, which are the current underlying zones of the contract. The text amendments to the R-5A include adding congregate care as a permitted use and establishing minimum dimensional standards for congregate care, such as lot size, density, building height and setbacks. The zoning amendments are proposed in order to construct a 4 story congregate care facility with 150 suites. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting.

777 STEVENS AVENUE

To Residents and Property Owners: An Application has been received and a Public Hearing scheduled to consider an amended application by The Park Danforth at 777 Stevens Avenue. As part of the amendment application, the applicant seeks to add three (3) one (1) bedroom residential units to increase the total number of new units to fifty-eight (58). The applicant also wants to eliminate the three season dining and mechanical room addition to the existing building and proposes other minor revisions to the site plan. Public comments will be taken at this meeting.

To Residents and Property Owners: The Portland Planning Board will hold a workshop to consider a plan by BoPo, LLC. on a proposal for a 16,000 sq. ft. addition to Bayside Bowl at 138 Kennebec Street. The 2 story building expansion extends the structure to Hanover Street. The proposal adds 8 additional bowling lanes on the 1st floor, squash courts on the 2nd level with a mezzanine and associated service facilities, and a roof deck.

The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting.
