New Development Review Project Notices

New Project for 54 York Street; 2 Riverton Drive, 107 Douglass Street and 102 State Street.

54 YORK STREET

To residents and property owners: 54 York, LLC has submitted a Major Site Plan application to facilitate the renovation of an existing three-story building at 54 York Street to include 14 dwelling units and two ground-floor commercial spaces, along with associated site improvements. The subject property is 9,620 square feet in size, is zoned B-5b Urban Commercial, and is in the Old Port Historic District.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Major Site Plan application must be sent to property owners within 500 ft. of the subject property 

(or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.

2 RIVERTON DRIVE

To residents and property owners: Portland Housing Development Corporation has submitted a Zoning Map and Text Amendment application to rezone Riverton Park (2 Riverton Drive) from R-5 Residential to B-2 Community Business and R-5a Residential, along with text amendments to allow Place of Assembly uses greater than 10,000 square feet in size within the R-5a Residential zone. These actions are sought to facilitate improvements to the 141-unit Riverton Park campus under a future site plan application.

In accordance with the Portland Land Use Ordinance, notices of receipt of a Zoning Amendments application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.

107 DOUGLASS STREET

To residents and property owners: The City of Portland Department of Parks, Recreation, and Facilities has submitted a Minor Site Plan application to facilitate the reconstruction and relocation of an existing basketball court and playground and reconfiguration of the path system at the Dougherty Field Playground, located at 107 Douglass Street. 43,250 square feet of land area would be disturbed through this project. The subject property is 14 acres in size and is zoned R-OS Recreation and Open Space.

In accordance with the Portland Land Use Ordinance, notices of receipt of a Site Plan Development application must be sent to property owners located within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). This application will be reviewed administratively by City Staff. This is the only notice you will receive.

To residents and property owners: NewHeight Redfern, LLC has submitted a Major Site Plan application to facilitate the development of nine townhouse condominium units totaling 27,558 square feet of floor area at 102 State Street, along with associated site improvements. The subject property is 45,025 square feet in size and is zoned B-3 Downtown Business.

In accordance with the Portland Land Use Ordinance, notices of receipt of a Major Site Plan application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.
