11-27-18 PB Meeting

11 POMEROY STREET

To Residents and Property Owners: The Planning Board will hold a workshop to consider a plan for conditional use review for a place of religious assembly to serve over 15 people within the existing single family house. There are no changes proposed to the existing structure. The applicant is proposing an increase in impervious surface to accommodate parking for 6 vehicles. The parcel is in the R-3 zone and is subject to review under Portland's conditional use review criteria and site plan standards. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting and written comments should be submitted to planningboard@portlandmaine.gov

100 FORE STREET

To Residents and Property Owners: The Planning Board will hold a workshop to consider the redevelopment of 100 Fore Street. A portion of the existing building will be demolished and the remaining 9,100 sf will be renovated for a fitness center. A three-level parking garage (total of 539 parking spaces) and two floors of retail and office space above the parking are proposed. The building footprint is approximately 64,980 sf and the total building square footage is 278,237 sf. Access to the parking levels is proposed from Fore Street (across from Mountfort) and from a proposed easterly driveway off Fore Street that is proposed to meet city street standards. The 2.97 acre lot is located within the B-6 Eastern Waterfront zone and subject to review under Portland's site plan standards. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. 90 JOHNSON ROAD

The Planning Board will hold a public hearing to consider the redevelopment and expansion of the existing office/warehouse building.  Two stories will be added to the existing 17,482 sf building for a total area of 39,546 sf for office spcae.  Access to the 2.66 acre sit will be from Johnson Road and City Line Drive and a parking area for 188 vehicles is proposed.  The site is in the B-4 Commercial Business Zone and is subject to review under Portland's Site Plan Standards.  Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov

400 WEST COMMERCIAL STREET

To Residents and Property Owners: The Portland Planning Board will hold a public hearing to consider a plan by Canal Landing, LLC. for the development of Phase IV (Building E) at Canal Landing. The proposal is for an 80x150 (12,000 sf) maintenance building (marine repair service) to be located on the 5.99 acre shorefront property near the new travel lift basin. The proposed building height is 72 ft. thus it is subject to conditional use standards of the WPDZ. The application is also subject to review under Portland's site plan and shoreland zoning standards.. Public Comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov

To Residents and Property Owners: The Portland Planning Board will hold a public hearing to  consider a plan by Robert Mahoney, representing Dunkin Brands, Inc., to demolish the existing building (a restaurant) on the 30,239 sf site and construction a 2,350 sf Dunkin Donuts building with a drive-through window. The site is currently in the B-2 zone and is subject to review under Portland's site plan, conditional use for a drive-through and delegated review for a Traffic Movement Permit.. Public Comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov
